1. Vertragsschluss Buchung
1. Contract of booking
Erst wenn wir Ihnen die automatisch generierte Buchungsbestätigung nochmals per E-Mail oder fernmündlich bestätigt haben, kommt die Buchung zustande.
Your booking is effective after our re-confirmation via email or by phone only.
Wir vermarkten unsere Ferienwohnung über mehrere Portale, daher ist die Verfügbarkeit erst durch diesen Schritt gewährleistet.
Villa14 is marketed via different channels (AirBnB, booking.com etc). So we can only gurantee your booking after we’ve blocked your booking days, this process is semi-automatic and ist completed in most cases in a couple of hours, can take up to 24 hours.
Die voraussichtlichen Kosten Ihres Aufenthalts sind entweder vorab per Banküberweisung (Zahlungseingang auf unserem Konto vor Anreise) oder bei Anreise in bar oder mit Karte zu bezahlen.
We will send you the invoice for your stay, with the confirmation. Please pay the full amount via bank transfer no later than 7 days before arrival. You may also pay in cash or via major credit cards, but we prefer payment via bank transfer.
If you’ve booked via AirBnB or booking.com, you will receive the invoice during your stay.
2. Price and Service
Die angegebenen Preise sind Endpreise. Sie enthalten sowohl die jeweils gültige gesetzliche Umsatzsteuer als auch die Kosten für Handtücher, Bettwäsche, Strom,Heizung, Warmwasser, Internet etc.
Prices include applicable german sales tax (VAT / Mehrwehrt bzw. Unsatzsteuer). Electricity, water, heating towels, linens WiFi etc. are included as well.
3. Rücktritts-/ Stornobedingungen
3. Cancellation policy:
Bis 14 Tage vor dem Aufenthalt kann kostenfrei storniert werden.
No charge for cancelations before 14 days of your scheduled arrival
Bis 5 Tage vor dem Aufenthalt betragen die Stornokosten 50% der bestätigten Buchungskosten.
Bis 2 Tage vor dem geplanten Aufenthalt 75% der bestätigten Buchungskosten.
Ab 2 Tage vor dem geplanten Aufenthalt 100% der bestätigten Buchungskosten.
if you cancel:
14-2 days prior to stay; 50% of the booking invoice amount will be charged
less than 2 days: 100% of of the booking invoice amount will be charged
In jedem Fall gilt: Können wir die Wohnung im stornierten Zeitraum anderweitig vermieten, entfallen für diese Zeiträume die Stornokosten bzw. werden von uns zurückerstattet.
Fallen Stornokosten an, sind diese sofort zur Zahlung fällig.
If we (or you) find somebody else to rent the apartment in the within canceled dates, cancelation fees will be waived for those dates. Cancelation fees are payable immediately.
4. Haftung
Die Nutzung der Wohnung, des Grundstücks und aller Einrichtungen auf dem Grundstück erfolgt auf eigene Gefahr. Der Vermieter darf die Wohnung bei Bedarf betreten. Wenn möglich sprechen wir das im Voraus mit Ihnen ab. Wir haften nicht für Wertgegenstände und Ihr Reisegepäck. In der Wohnung ist ein kleiner Safe zur kostenfreien Nutzung vorhanden. Jedoch gilt der Haftungsausschluss auch für im Safe untergebrachte Gegenstände.
Ein kurzfristiger Ausfall von Einrichtungsgegenständen, öffentlicher Versorgung usw. begründet keinen Anspruch auf Preisminderung. Der Vermieter kann hierfür nicht haftbar gemacht werden. Das Gleiche gilt für höhere Gewalt in jeder Form.
Bei Verlust des Wohnungsschlüssels haftet der Mieter mit 50 €, da der Zylinder komplett ausgetauscht werden muss. Der Gast haftet für alle Schäden, die er, seine Mitreisenden oder seine Besucher in dem Haus der Ferienwohnung, in der Ferienwohnung und/oder am Inventar der Ferienwohnung verursacht hat/haben. Eine private Haftpflichtversicherung wird dem Gast empfohlen. Der Gast ist verpflichtet, dem Anbieter Schäden unverzüglich anzuzeigen. Dies gilt insbesondere auch bei solchen Schäden, die sich auch auf andere Wohnungen im Haus auswirken können (z. B. Wasserschäden, Feuerschäden). Eltern sind dazu verpflichtet, Ihrer Sorgfaltspflicht gegenüber Ihren Kindern nachzugehen, ansonsten besteht keinerlei Haftungsanspruch an den Vermieter.
4. Liability
Use of the apartment, the property and all facilities on the property is at your own risk. The landlord may enter the apartment if necessary. If possible, we will discuss this with you in advance. We are not liable for valuables and your luggage. A small safe is available in the apartment for free use. However, the exclusion of liability also applies to items stored in the safe.
A short-term failure of furnishings, public utilities, etc. does not justify a right to a price reduction. The landlord cannot be held liable for this. The same applies to force majeure in any form.
If the apartment key is lost, the tenant is liable for € 50 because the cylinder has to be completely replaced. The guest is liable for all damage that he, his fellow travelers or his visitors have caused in the house of the holiday apartment, in the holiday apartment and / or on the inventory of the holiday apartment. A private liability insurance is recommended to the guest. The guest is obliged to notify the provider of any damage immediately. This applies in particular to damage that can also affect other apartments in the house (e.g. water damage, fire damage). Parents are obliged to exercise their duty of care towards their children, otherwise there is no liability whatsoever to the landlord.
5. Reklamationen
Soweit Mängel in unserer Ferienwohnung auftreten, wenden Sie sich bitte umgehend an uns, damit wir den Mangel beseitigen können.
5. Complaints
If there are defects in our holiday apartment, please contact us immediately so that we can remedy the defect.
6. Bestimmungsmgemäße Nutzung
Die Ferienwohnung Villa 14 darf nur zu Wohnzwecken genutzt werden. Jede gewerbliche Tätigkeit, mit Präsenz von Dritten in der Ferienwohnung muss zwingend im Vorfeld mit uns abgestimmt und durch uns schriftlich genehmigt werden. Feiern, Feste, Partys sowie jegliche Veranstaltung sind -egal ob gewerblich oder privat- untersagt. Die Überlassung der Wohnung an Dritte ist nicht gestattet. Bei Verstößen gegen die bestimmungsgemäße Nutzung gilt eine Vertragsstrafe von € 1.000,– je Tag als vereinbart, zudem ist der Vermieter berechtigt den Aufenthalt sofort zu beenden. Falls Sie beabsichtigen die Wohnung anders als zu Wohnzwecken zu nutzen, sprechen sie dies im Vorfeld bitte ab. Private Gäste dürfen empfangen werden, jedoch max. 5 Personen/je Tag und natürlich nicht über Nacht.
6. Intended Use
The holiday apartment Villa 14 may only be used for residential purposes. Any commercial activity with the presence of third parties in the holiday apartment must be coordinated with us in advance and approved in writing by us. Any kind of party, celebration as well as any kind of 'event' are prohibited, regardless of whether they are commercial or private. (Sub-)Letting the apartment to third parties is not permitted. In the event of violations of the intended use, a contractual penalty of € 1,000 per day is agreed, and the landlord may (and will) terminate the stay immediately. If you intend to use the apartment for anything other than residential purposes, please discuss this with us in advance. Private guests may visit, but a maximum of 5 people per day and (obviously) not overnight.
Hausordnung:
House Rules
Sämtliche Dinge, die sich in der Ferienwohnung befinden, dürfen und sollen von den Gästen benutzt werden. Bitte gehen Sie mit der gesamten Einrichtung und dem Inventar sorgsam um. Der Mieter hat das Mietobjekt pfleglich zu behandeln und dafür Sorge zu tragen, dass auch seine Mitreisenden die Mietbedingungen einhalten.
Müll:
Mülltrennung: Wir trennen in Plastik (Gelber Sack), Papier (Grüne Tonne), Restmüll (Schwarze Tonne), Bio-Tonne (Kompost im Garten) und Glas (gesonderte Entsorgung in öffentlichen Glascontainern).
Haustiere:
Hunde und Katzen sind in der Wohnung nicht erlaubt.
Rauchen:
Das Rauchen ist in unserer Ferienwohnung verboten. Auf dem Balkon darf aber geraucht werden, die Türe ist dabei unbedingt geschlossen zu halten.
Ruhezeiten:
Im Sinne einer guten Nachbarschaft bitten wir Sie, dass von 22:00 Uhr bis 6:30 Uhr die Nachtruhe eingehalten wird.
Beschädigung:
Niemand beschädigt absichtlich Sachen, es kann jedoch jedem passieren, dass einmal etwas kaputt geht. Wir würden uns freuen, wenn Sie den entstandenen Schaden melden und wir diesen nicht erst nach Ihrer Abreise bei der Endreinigung feststellen. Der Mieter haftet für Beschädigungen in Höhe der Wiederbeschaffungskosten.
Parkmöglichkeiten:
Das Haus liegt in einem Wohngebiet und öffentliche Parkplätze an der Strasse in unmittelbarer Nähe sind erfahrungsgemäß zu jeder Zeit frei.
Sorgfaltspflicht:
Fenster und Türen sind beim Verlassen der Wohnung zu schließen, um Schäden die z.B. durch Unwetter entstehen können, zu vermeiden. Wir erlauben uns ausdrücklich im Falle einer Nichtbeachtung ohne Rücksprache die Ferienwohnung zu betreten, um die Fenster zu schließen.
Sollten Sie irgendetwas in der Einrichtung vermissen oder Sie brauchen Hilfe, wenden Sie sich vertrauensvoll an uns.
Mit der Buchung der Ferienwohnung wird auch die Hausordnung anerkannt.
Bei Fragen stehen wir Ihnen gern zur Verfügung.

Evrything in the holiday apartment may be used by the guests. Please handle all furniture and inventory with great care. The tenant must ensure that his fellow travelers also comply with the rental conditions. Rubbish: Waste separation: We separate into plastic (yellow sack), paper (green bin), residual waste (black/grey bin), organic bin (compost in the garden) and glass (separate disposal in public glass containers). Pets: Dogs and cats are not allowed in the apartment. Smoke: Smoking is prohibited in our apartment. Smoking is allowed on the balcony, the door must be kept closed whilst smoking on the balcony. Rest periods: We ask you to be quiet between 10 p.m. and 6:30 a.m. Damage: Nobody damages things on purpose, sometimes things do break. Please report any damage incurred immediately. Tenant is liable for damage in the amount of the replacement costs. Parking facilities: The house is located in a residential area and public parking spaces on the street in the immediate vicinity are available at all times. Due diligence: Windows and doors must be closed when leaving the apartment in order to avoid damage. In the event of non-compliance, we expressly allow ourselves to enter the holiday apartment without prior consultation in order to close the windows. Should you miss anything in the facility or you need help, please do not hesitate to contact us. With the booking of the holiday apartment, the house rules are also agreed upon by you.
